Your home, room by room
Photograph each item, note what it cost and what it would cost to replace, add the serial number and keep the receipt. When you need to claim, the record already exists, with a total that adds up.
A room arrives with its checklist
Add a kitchen and the white goods are already listed; add a garden and it brings fences and bins. A check-in is never a blank page you have to invent under time pressure.
Every inspection is frozen
A check-in report still says what it said on the day, however many times you walk the property afterwards. Nothing later can quietly rewrite what was recorded at the start.
What changed, which is the argument
Run the comparison and you get one document listing only what is different between the check-in and the latest inspection, worse first. That is what a deposit conversation is actually about.
Reports that are honest about themselves
A line carried over from the last inspection rather than re-checked says so. Nothing ungraded is counted as better or worse. Meter readings carry the date the dial was read.
As many properties as you let
Each one keeps its own rooms, meters, tenancies and history, so a report can never mix two of them up and a tenant is only ever compared against their own check-in.
Reads a receipt for you
Photograph a receipt and the price and date are read off it on your device. Nothing is uploaded to do it.
Offline and private
No account and no cloud. Your items, photographs and your tenants' details stay on the phone unless you deliberately export them, and backups can be encrypted with a password only you hold.
